24 / 7 Emergency Response

  • In the event of an emergency after normal business hours or on weekends, our answering service will route the call to the on-call Property Manager who will respond accordingly

Building Maintenance

  • Property Managers make regular inspections of the property to ensure that it is being maintained properly and that the service contracts are being performed to their exact specifications
  • Annual Roof Maintenance and assessment for major repairs needed and/or replacement if required
  • Vendor Management and Contract Administration
  • Negotiate and enter into vendor service agreements
  • Review and approval of all property related invoices

Lease Administration

  • Ensure tenants are in compliance with the provisions of their lease
  • Collect all rent and additional charges in accordance with the tenants lease
  • Prepare 3/5 Day Notices to Pay or Quit and Notices of Non-Responsibility
  • Maintain effective on-going discussions with tenants assuring a level of communication that promotes tenant satisfaction
  • Communications with all tenants – maintenance and otherwise are documented and addressed in a timely manner

Budgeting

  • Annual preparation, ongoing review and analysis
